Type of Appointment: Full-Time, Probationary Job Classification: Facilities Maintenance Mechanic Anticipated Hiring Amount: $5,787 per month ($69,444 annually)Work Hours: Monday - Friday, 8am - 5pm, unless otherwise notified Recruitment Closing Date: May 22, 2024THE DEPARTMENT:Facilities Planning and Management (FP&M) serves as the lead organization for planning, developing, and maintaining the campus 'natural and built environments in support of the university's mission. The department seeks to preserve and enhance CPP's history, aesthetics, physical assets, and natural ecosystems through coordinated planning, design, and construction of buildings, roads, infrastructure, landscaping and other physical improvements. As an advocate on behalf of the university and its auxiliaries, FPM strives to provide facilities that meet scope, budget, operational needs and functional requirements. FPM is comprised of approximately 200 facilities professionals (FTE) that also provides maintenance services including custodial services, landscaping, recycling, building and mechanical trades, energy and utility management, and auto fleet services.The workforce is culturally diverse and multilingual. Its composition includes full time staff throughout FPM who are also earning their degrees and many whom have graduated from Cal Poly Pomona. The staff includes licensed architects and engineers, accountants, planners, project managers, administrative staff, carpenters, plumbers, locksmiths, painters, electricians, landscapers, computer technicians, custodians and other building and mechanical trade technicians. DUTIES AND RESPONSIBILITIES:Working in a team environment, under the general supervision of the Manager of MEP Services and the Supervising and/or Lead Building Service Engineer and primarily responsible for the following: Responsible to perform general routine and preventative maintenance and repairs of the buildings' mechanical equipment and associated apparatus including work on the utility infrastructure. Perform corrective and preventive maintenance on pumps, pump seals, pump bearings, motors, motor bearings and blower fan bearings, shaft alignments and air compressors. May work in a team or independently, to clean pools & decorative fountains, clean equipment rooms, collect utility meter readings, and perform other related duties as assigned by the shop supervisor and/or lead. Works with journeymen Building Service Engineers on inspecting, troubleshooting, diagnosing and performing preventative maintenance and complex repairs on stationary HVAC equipment such as boilers, chillers, ventilation systems, fans, motors, compressors, condensers, cooling towers, pumps, water treatment systems, and all other associated equipment related to HVAC systems. Incumbent must learn to safely troubleshoot and repair mechanical equipment and apparatus using various test instruments. Learn and expand knowledge on maintaining HVAC controls systems, and other building automation systems such as integrated lighting controls.Incumbent would perform daily assigned work orders and respond to periodic service calls from faculties and staff for hot and cold discomfort calls, report of strange smells, noises, and water leaks, and making minor adjustments and repairs to the mechanical systems to improve occupancy comforts, while providing quality customer service. Perform administrative duties and attend training related to the position. Using the TMA system incumbent is required to routinely and timely enter material and labor hours expended and technician notes related to execution of work orders. Provide material lists and/or estimated labor hours needed to perform specific task or assignments. Attend training classes related to the positions and for professional development to expand mechanical knowledge and skillsets. Maintains a safe, clean and organized work environment that would include the mechanical rooms, trades shops, and assigned service vehicles, tools and equipment used in the performance of work. Organize and keep adequate stock inventory of commonly used supplies and materials, in the storerooms and in the assigned vehicle. Assist other MEP (Electrical and Plumbing) shops by performing needed repairs and maintenance work such as: replacing and re-lamping lighting fixtures and ballasts, installing new electrical circuits, replacing plumbing fixtures, performing valve maintenance, testing & refueling emergency generators, and assisting in fire alarm testing, and perform other related duties as assigned by the shop supervisors. May also be assigned to work with other trade shops to accomplish multi-trade work orders and/or to assist with a variety of miscellaneous maintenance and repair work at the semi-skilled level, including strenuous manual labor. Hand excavates to locate utilities, trench for utilities, perform concrete work, and make minor asphalt repairs. Clean, maintain and make minor repairs to roofs, rain gutters and roof drain systems. Assist in flood control by setting up barricades and providing sandbags. Clean pools, fountains, and storm drains. Place signs, street signs and banners. Install and repair fencing, and move furniture, equipment, and heavy objects. Install earthquake safety preparation anchor fixtures. Install bulletin boards, black and white boards, name plates, and other items. Assemble and make minor repairs to furniture, lay carpet and floor tile, install ceiling tiles, hang doors & frames, clean up liquid spills, and remove hazardous materials. May assist the Lock Shop with rekeying locksets and cutting new keys. May operate forklifts, bobcats, manlift and other related equipment required to accomplish maintenance and repair work.QUALIFICATIONS:High school diploma or equivalentValid California driver's license and proof of insurance Four (4) years of increasingly responsible experience leading to journey-level skills in a mechanical or facilities/building trade, or any equivalent combination of training and experience as a facilities and systems mechanic which demonstrates the achievement of journey-level skills equivalent to that acquired through completion of an applicable apprenticeship program. Knowledge: Work requires thorough knowledge of the methods, materials, equipment and tools used in one skilled trade area; working knowledge of materials, methods, equipment and tools in related trade areas pertaining to facilities, systems, construction and renovation; thorough knowledge of generally accepted trade practices in trade specialty; working knowledge of computerized maintenance and building automation systems; working knowledge of applicable building and safety codes and regulations related to facilities, systems and renovations.Abilities: Must be able to demonstrate journey-level skill in one trade and strong skills in other applicable trades; operate construction and related equipment; use considerable judgment and discretion in performing duties; read, interpret and work from blueprints, plans, drawings, and specifications; make rough sketches; estimate cost, time and materials of maintenance, repair and renovation work; maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems; prepare standard reports; provide instruction to unskilled and semi-skilled assistants; analyze and respond to emergency situations; read and write at a level appropriate to the position; and perform arithmetic calculations as required by the position. PREFERRED EXPERIENCE:Operate a bobcat, backhoe; experience in welding, MIG, TIG, Arch and gas and soldering.
